What is a Bird Dog, and How Does a Bird Dog Get Paid?

A bird dog is, a property finder or wholesaler.  A bird dog does not need to know all the
investment techniques to be a able to find and identify a good deal.  As a bird dog you
will sharpen your skills in marketing, communication, and record keeping.  Determination,
tenacity, perseverance, and the ability to be a good listener are characteristics of a
skillful bird dog.  Through our network, bird dogs are paid assignment fees or they can

What Services Are Provided To Real Estate Investors?

Bell And Associates provides extensive services throughout the entire Investment
process.  We provide turn-key property acquisition services, including financing, rehab,
property management, and training.

What are the primary stages in the foreclosure industry?

Foreclosures are broken down into three basic stages:

Preforeclosure:
In this stage, a homeowner is considered delinquent on their mortgage and the bank has
file a notice of default or lis pendens to start the foreclosure process.  Preforeclosures
are when you deal with the homeowner and the bank before the actual foreclosure
auction occurs.

(This is the stage of foreclosure in which we focus on.)

Foreclosure auction:

Foreclosure Auction occurs after a notice of default is registered through county records
by a lender starting the foreclosure process.  If the homeowner has failed to make their
delinquent balance current during this time, the lender will then auction off the property
and the homeowner will lose their property along with all of their equity.  We do not
participate in this stage.  There are to many unknowns and the majority of auctioned
properties return to the bank because the typical balance of an auction property exceeds
the value of the property.  

Bank Owned or REO:

REO’s are properties purchased at the auction by the bank.  They are now owned by the
bank for the purpose of reselling them at a later date.  Many good properties can be
located at this point, however, this is how the REO brokers make their money, hence it is
more difficult to negotiate on properties that hold any real value.  We will teach you to
overcome theses obstacles.

What type of properties will I locate?

There are several ways to make money in real estate.  A good deal is a good deal no
mater what method you use as long as it is legally and morally correct.  However, we
primarily will focus on deals in the pre-forclosure and for sale by owner markets.  We feel
that it is the simplest way to get several deals at a time with discounts o 30% to 60% by
using our strategies and techniques.
